New Perspective Franklin is a new $18.0 million senior living facility and part of the Ballpark Commons development − Milwaukee’s newest mixed-use entertainment district.

The new 181,919-square foot senior living facility is a three-story building with 103 independent and assisted living units and 36 memory care units as well as a grand two-story lobby with reception area. Common amenities include a beauty salon/barber shop, spa and wellness center, indoor swimming pool, chapel, private dining rooms, pub, billiards and activity rooms, library, patio and a 20,176-square foot underground parking garage for 39 vehicles.

Nelson-Rudie provided structural design services for the senior living facility comprised of three levels of wood stud wall and open web wood truss framing above a one-level, partially below-grade precast concrete podium with cast-in-place concrete foundation walls. Structural steel framing was utilized on two of the three levels to accommodate changes in bearing and shear wall layout on each floor. The library room “lighthouse” feature is framed with vaulted wood joists, tall wood studs and unique steel bracket connections at each corner to resist the vertical and lateral forces of vaulted, octagon shaped structure.

The project was recognized with a 2020 Projects of Distinction Gold Award from the Associated Builders and Contractors (ABC) of Wisconsin.
