Situated along Richland Creek in O’Fallon, Illinois, is Keystone Place at Richland Creek, a new $23.0 million senior living facility. This is Nelson-Rudie’s seventh project completed for Keystone Senior.

The new senior campus is comprised of 167,874 square feet and four stories of independent living, assisted living and memory care, totaling 151 units. The five-acre development includes a main building with a U-shape design along with a memory garden, courtyard and multiple patios. Additional amenities include dining rooms, fitness room, community and activity spaces, movie theater, library and storage rooms.

Structural framing consists of four levels of IBC Type VA wood framed construction including wood stud bearing and shear walls, wood floor trusses and pitched wood roof trusses, with structural steel at the second floor to support offset framing from above. Based on the site location and soil properties, the project was required to be designed in seismic design category “D,” which resulted in high seismic design forces and more stringent detailing requirements than typically required in the region this project is located. A continuous rod tie-down system was ultimately chosen to resist the seismic and wind overturning forces at the shear walls due to its high capacity and ability to self-tighten as the building moves, reducing overall drift of the structure.

The foundations consist of slab on grade construction with thickened slab grade beams at the interior bearing walls and shear walls, and thickened edge grade beams to the required frost depth along the perimeter. The geotechnical report determined the existing soils were not suitable for this type of foundation and recommended the use of rammed aggregate piers. Piers were installed below the bearing walls, shear walls, steel columns and equally spaced below the floor slab.

Nelson-Rudie’s structural design team worked alongside a structural consultant retained by our company as the Structural Engineer of Record for this project.
