Nelson-Rudie structural engineers worked with Gori & Associates on Keystone Place at Forevergreen, a new senior housing community in North Liberty, Iowa. The $19.6 million senior housing community includes independent living, assisted living and memory care spaces. The 123,182-square foot, three/four-story building is built into the side of a hill, allowing the building to be equipped with partial underground parking with a memory care unit area on the same level where it changes to a four-story building and then the main entry being located on the second level. The complex has 47 independent living, 56 assisted living and 20 memory care units totaling 123 units and parking for 79 vehicles. Independent living offers one and two-bedroom floor plans with patios or balconies. Facility amenities include a spa/fitness center, theater, pub, library/internet café, lounge, dining rooms and several common areas for family visits, activities, social gatherings and events. This facility also has an outdoor patio area adjacent the fireplace lounge area as well as an open patio slab adjacent to the pub\cards\billiards room.

Construction materials included reinforced concrete foundations walls, precast plank, beams and columns capping the second level of framing over the parking area and the memory care unit level. On top of the precast is three stories of wood framing that consists of open web wood floor and wood trusses with 2×6 exterior walls and corridor bearing walls. Steel beams and columns were used to help open the areas of the common spaces on the main level above the precast. Stability of these wide-open spaces required the use of interior plywood shear walls. The main entry has a porte-cochere with a roof covered link leading to the building that is framed with open web wood roof trusses, wood beams and steel columns.
